As the Mandate Manager APAC, you will be responsible for acquiring and managing direct real estate mandates targeting clients primarily based in Hong Kong, Mainland China and the rest of the APAC region.In this role she/he will expand and strengthen the mandates business and the platform, coordinate activities very closely with all parties including the International and the Swiss Real Estate Business of Global Real Estate and collaborate with Asset Management APAC and the Private Bank APAC (according to the existing memorandum of understanding).

 
Specifically, the main activities include: 

  • Acquiring direct Real Estate Mandates by coordinating sales activities together with business development, sales, asset management, the Private Bank depending on the organizational structure and agreements in each region and attracting new private and institutional mandates.

  • Proposing Investment Opportunities and acting as Investment Advisor by making recommendations for the acquisition (or disposal) of real estate assets or real estate investment structures in accordance with the investment guidelines

  • Coordinating evaluation of the most efficient investment structures for acquiring property, taking into consideration existing legal and tax regimes, double taxation treaties (where applicable),

  • Linking client / Relationship Managers with the acquisition team during the acquisition phase from the Letter of Intent to exchange and completion (due diligence, purchase and sales contract, negotiations with seller/purchaser, third party financing etc.)

  • Generating reports  as well as coordinating approval processes and liaising closely with legal, tax and financing departments (including entire underwriting, detailed cash-flow modeling, valuation and sensitivity analysis).

  • Managing the Advisory Assets by coordinating, on behalf of the client, asset management activities together with the asset management teams who are responsible to appoint and monitor external service providers such as Property Manager, Leasing Agents, Facility Manager.

  • Supporting the asset management teams in preventing and reducing vacancies, recognize and track possible leasing risks, in evaluating future potential rental increase and/or cost cuttings,  in developing the strategy for the properties and implementation with the external service providers and in tracking legal cases.

  • Coordinating the clients and the asset management teams regarding the annual budgeting and valuation process; regarding assessment of the external providers’ applications for new leases, renewals, lease amendments, legal proceedings, bad debt write-offs, capital expenditures etc, as well as  periodical site inspections required by the clients.

  • Ensuring compliance with all internal and external regulations.

  • Fulfilling reporting / documentation by ensuring periodic state of the art financial and asset management reporting to the client and all relevant internal parties and making sure all activities are properly documented in line with all internal and external regulations.


 


You Offer

 

  • Advanced university degree in business administration, economic, finance, accounting, real estate or law;

  • Over 8 years working experience in real estate in Europe. Preferred market coverage includes UK, Germany, with knowledge of other markets such as the Nordics and other European markets, the US and Asia is an advantage.

  • At least 6 years of work experience within a European large real estate group/ fund manager with a track record in real estate transactions and asset management;

  • Proven track record and experience in real estate acquisition sales and asset management;

  • Excellent skills in MS Office; experienced in modelling cash flows;

  • Fluent in Mandarin and English with knowledge of German being an advantage; ability to negotiate, hold business meetings and presentations in both Mandarin and English

  • Experience and ability to deal with clients and serve their needs in a professional and flexible way, especially sensitive to other cultures particularly;

  • Display strong professional qualities, and possess good team-skills and a high level of empathy. Able to display high levels of creativity, attention to details and initiative and proven ability to produce result in a fast paced environment;

  • Ability to communicate professionally and in an open manner;

  • Willingness to work with an  international  team, travel required (APAC / UK / Germany / US);
