We are looking for a new Real-Estate Portfolio Manager to join our team in Zurich. We are looking for a driven person who is interested in working as Real-Estate Portfolio Manager representing H&M Group in Switzerland. You will be part of an ambitious team who are striving to optimize H&M Switzerland’s store portfolio across all brands.
Your roleAs a Real-Estate Portfolio Manager you will manage the store portfolio for all our group brands including: 1) define the portfolio strategy 2) identify the full potential and optimal store locations and store types (includes both adding new stores and optimizing existing ones), and 3) negotiate the commercial terms of lease agreements with Landlords. You will have responsibility for the full P&L optimization in your portfolio. This means driving long term optimization of absolute profit, sales and payback. To maximize sales, you will work closely with the Store Development Manager to jointly find the right store location and space. To optimize paybacks on investments you will work closely with the Construction Manager to drive the right investment levels. You will be reporting to the Head of Expansion who oversees all functions Construction, Real Estate and Facility department. You will also work closely with the Expansion Business Analyst who will support with relevant market and financial analysis of the store portfolio and potentials. You will be based in Zurich in country head office.
Your skills You have a deep analytical capability and strong communication skills and you are able to use this to create innovative ideas and outstanding results. You have experience from roles with high demands in Negotiation, Financial analysis and Strategy. You are driven and want to work in an organization with high pace, creative problem solving, short deadlines and focus on long term results. The Real Estate Portfolio Manager role is an important role within the company with management exposure and to be successful you need to be a strong strategic negotiator and have the ability and discipline to optimize each deal. You are flexible and are happy to travel within Switzerland for this role.
Your expertise also includes• 1-2 year of previous experience in Real Estate, Leasing, Expansion or Portfolio Management• A Bachelor or master’s degree in business/Economics, Engineering, Law or equivalent• Excellent analytical skills and curious by nature• Strong negotiation skills with the ability to convince opposing parties• Retail experience and understanding is an asset• Have strong planning and executing skills with a “can-do attitude”• Have a strong business mindset geared towards seeking opportunities • Have an understanding for what drives Sales and hold an entrepreneurial spirit• Are used to responsibility and act solution oriented• Work well under stressful conditions and able to prioritize • Self-motivated and able to work independently as well as a team player • Fluency in English, French and/or German is mandatory
